Under Contract Isn't Closed: How to Protect Your Sale

The milestones that keep your sale on track

Getting an accepted offer is a wonderful moment, and I always celebrate it with my sellers. I also tell them the truth kindly: under contract is not closed. Between the signature and the keys, every deal passes through financing, inspections, and an appraisal, and this year more of those steps have wobbled than usual. Here is the reassuring part: almost every wobble can be steadied, and the sales that make it to the table are the ones with a quiet plan already in place. My job is making sure your plan is in place.

The three milestones to watch

Financing comes first. The buyer’s pre-approval needs to become full approval on schedule, so we track the lender’s milestones like a project manager. The inspection window comes next: the buyer’s inspector reports, and how we respond to the findings matters enormously. A prompt, fair response keeps goodwill alive. Then the appraisal, which compares the price to the market. If a gap appears, we renegotiate from data and comps, never from panic.

How small steps protect a big sale

Some of the most protective moves happen before the contract is even signed: sizing earnest money so the buyer is serious, setting financing milestones with real dates, and verifying the buyer’s lender is one with a solid reputation. After acceptance, the discipline continues: respond to inspection and lender requests the same day, keep the home in show-condition until the final walkthrough, and stay in touch with the buyer’s side so no deadline sneaks up on anyone. Boring, steady work, and it is exactly what closes deals.

What Ruth does behind the scenes

Before we even accept an offer, I vet its financing strength so we start from a solid foundation. Through the process, I track every deadline, keep the buyer’s lender moving, negotiate the appraisal gap with fresh comps, and coordinate with title and closing so the paperwork has no surprises. You get one person whose only job is getting you to the table, and I take that job extremely personally.

Why most deals close

It is worth saying plainly: the great majority of contracts close. The cancellation stories make headlines precisely because they are the exception. What separates the smooth closings from the stressful ones is not luck; it is preparation, communication, and a plan for the moments in between. That is available to every seller, and that is the whole point.

If you have an accepted offer and feel like you are white-knuckling it to closing, you do not have to. Reach out and we will walk through what comes next, which milestones matter most, and how we keep everything on track together. I have carried sellers through thousands of closings, and I will carry you to yours with the phones answered and the surprises handled.
